Buyer Services

1. Initial Meeting

bulletDiscuss present and future housing needs, i.e.:
bullet Single family home vs condo/town house
bullet Number of bedrooms and bath rooms
bullet Square footage of home and lot size
bullet Location vs commute to work/school
bullet Desired amenities and age of home
bullet Your family size – current and projected
bullet Any hobbies or special needs to accommodate
bullet Preferred condition of the property (fixer upper?)
bulletFinancing
bulletReferrals to a lender or mortgage broker

 

 

2. Preparing the Purchase Agreement

bulletPrepare an itemized estimate of buyer’s closing costs, down payments and monthly payment for proposed home purchase.
bullet As needed, review a comparable market analysis to determine approximate fair market value
bullet As needed, confer with listing broker to accurately access buyer's negotiating position vis-à-vis the seller.
bullet Prepare the purchase agreement on behalf of buyer with special consideration being given to:
bullet Purchase price
bullet The deposit
bullet Closing costs
bullet Loan contingencies
bullet Fixture vs personal property
bullet Professional inspections
bullet Flood, special study zone & other disclosures
bullet Close of escrow
bullet Possession
bullet Condition of the property at time of possession
bullet An overall avoidance of unnecessary controversy, complications or delays
bullet Arrange for contract presentation to seller listing broker, or both, as appropriate. Meet with the said parties, negotiate on buyers behalf and facilitate the negotiations of any seller’s counter offer to buyer, and vice versa.

3. Processing the Escrow

bullet Coordinate loan processing with loan officer
bullet Arrange access for inspectors
bullet Review all reports, forwarding them to the client (with interpretations, when needed)
bullet Order and schedule all repair work
bullet Review and forward all completion notices to client
bullet Review client’s escrow instruction with escrow officer
bullet Schedule and conduct buyer’s “walk-through” inspection
bullet Arrange client-escrow officer sign-off meeting
bullet Coordinate close of escrow and possession
bullet Arrange for transfer of the keys to the property
